How to Save Money on Your Next Reroofing Projectby Curt Liscum, RRC Every once in awhile, a reroofing project comes along that doesn't need to be completed immediately. When this occurs, cost saving opportunities are available. These savings are not from reductions in roof system construction or performance, but from aggressive and well planned bidding strategies. One of the most significant ways to reduce reroofing costs during the bidding process is to solicit bids early in the year for spring construction projects. This is especially effective in northern climates, but can provide some success in all parts of the country. Bidding projects in January or February allows contractors adequate time to prepare their bids during normally slower months. Pricing is often more competitive when contractors are low on work and are filling the next year's schedule. Contractors will bid early work aggressively in an attempt to establish a backlog of work. This also gives them the opportunity to keep their most qualified mechanics employed. Roofing tends to be no different than most construction organizations - first come first serve. Bidding projects early, along with ample bidding periods allows contractors sufficient time to investigate lowest cost material pricing and develop efficient construction methods. These cost savings are generally reflected in the bid price. Another way to reduce costs is to allow adequate time for construction. Contractors increase pricing for unrealistic construction schedules. Very seldom have we seen contractors abuse an unrestricted construction schedule. Contractors usually want to complete projects as efficiently and effectively as possible. The correct mix of manpower and number of working days will increase project profitability. Using the construction duration as part of the bid evaluation process allows optimum cost savings, while maintaining adequate control of the project schedule. Bidding projects early, allowing ample bidding periods, and providing realistic construction schedules are ways to reduce reroofing costs without sacrificing roofing quality. Benchmark has seen reductions of 10 to 15 percent in bids when these aggressive bidding strategies are implemented. |
